If you own a home in Lee County, Florida, and use it as your primary residence, you may be eligible for the Homestead Exemption—a valuable property tax benefit that can save you thousands of dollars. This exemption reduces the taxable value of your home and provides additional protections under Florida law.
What is the Homestead Exemption?
The Homestead Exemption is a property tax benefit available to Florida homeowners who declare their primary residence as their permanent home. It reduces the taxable value of your home by up to $50,000, lowering the amount of property taxes you owe.
Bonus: The exemption also provides protection against forced sale under most circumstances and caps how much your home’s assessed value can increase each year.
Benefits of the Homestead Exemption
- Property Tax Savings – The first $25,000 is exempt from all property taxes, including school district taxes. The next $25,000 applies to non-school taxes.
- Save Our Homes (SOH) Cap – Limits annual increases in assessed value to a maximum of 3% or the rate of inflation, whichever is lower.
- Protection from Creditors – Florida’s Homestead Law protects your home from forced sale by creditors (except in cases of unpaid taxes, mortgage foreclosures, or construction liens).
- Portability – You can transfer your SOH savings to a new Florida home, reducing taxable value on your next property.

To qualify, you must:
- Own and occupy the property as your primary residence as of January 1st of the tax year you’re applying for.
- Be a permanent Florida resident.
- Submit an application to the Lee County Property Appraiser’s Office.
How to Apply for the Homestead Exemption in Lee County, FL
Step 1: Gather Required Documents
- Florida Driver’s License or ID (must show your Lee County home address)
- Florida Vehicle Registration (with Lee County address)
- Florida Voter Registration (if applicable)
- Property Deed or Tax Bill
Step 2: Apply Online or In-Person
Online: Apply through the Lee County Property Appraiser’s website.

Step 3: Submit Before the Deadline
